Whether you are are a buyer or seller, occupier or owner, the need for an asbestos survey will usually present itself when a property is being bought and sold or where refurbishment and demolition is due to occur.

There are several factors which answer questions like “How much does an asbestos survey cost?”, “Do I need an asbestos survey?”,  “How long does an asbestos survey last?”, “What does asbestos look like?”. These questions are common and are usually all easily answered with just a few pieces of information for the property in question. The cost of an asbestos survey will usually be dependent on:

1 – How old the property is

2 – How large the property is in sqft or sqm

3 – The type of property ie residential, commercial, industrial or mixed

4 – Location of the the property in question.

Some other details can have an influence such as whether the property has a grade listing such as grade 1, 2 or 3 listed property. These types of properties can make an asbestos survey more challenging due to the restrictions sometimes imposed by the conservation officer. This is especially the case where a refurbishment asbestos survey is required as this type of asbestos survey is intrusive by nature and some listed elements within a listed property may curtail the survey in several areas or make the survey more difficult to be completed.

“How long does an asbestos survey last?”. Is another common question amongst individuals and companies who are involved in commercial or industrial property. Whilst there is no “expiry date” as such on an asbestos survey the general rule is not rely on a report that is either several years old or older than 6 years ( Statute of limitations for breach of contracts). It is also important to note that after an initial asbestos survey of a commercial or industrial property (including some residential)  there should be a periodic re-inspection carried out every 12months as per the requirements set out under the Control of Asbestos Regulations 2012 – L143 in order to satisfy the requirements of ACOP 4. Other important aspects for existing reports or reports that have be “supplied” will be any reliance limitations which come with the report. It is commonly and wrongly assumed that because an asbestos survey report has been supplied or given to you or made available when you have bought a property that you have reliance and/or authority to use and rely on the report which is almost certainly not the case. If you have been supplied with an asbestos survey report for a given property you will need the agreement of whoever produced the report ( the asbestos surveying company in this case) in order to use and rely on its contents. This process is sometimes referred to as third party reliance/letter of reliance or assigning the report.
